What Does It Cost to Build a Custom Home in Charleston, SC?

Building a fully custom home in the Charleston area is a significant investment — and one of the most common questions we hear is simply: what will it cost?

What drives the cost of a custom home

Land and site development. The homesite itself, clearing, driveway, utilities, and foundation work all come before framing begins. Rural lots with well and septic, or marsh-adjacent lots requiring elevation, carry different site costs than a lot in a served subdivision.

Size and design complexity. Rooflines, ceiling heights, porches, and custom staircases all affect cost per square foot. Two homes of the same size can vary widely in price based on design alone.

Elevation requirements. Much of the Lowcountry sits in mapped flood zones, and building on piers or pilings adds cost — and long-term resilience.

Finishes and selections. Cabinetry, flooring, tile, fixtures, and appliances are chosen during design, and the range here is wide.

Typical ranges

Fully custom homes in the Charleston area commonly land in the mid-$200s to $400+ per square foot for construction costs (foundation and up), depending on the factors above. Design fees, permits, and engineering are additional.

Why an itemized estimate matters

Rules of thumb are a starting point — not a budget. We build estimates line by line, from site development through selections, so you know the full investment before construction begins.
