Site Development Costs in the Charleston Area: What to Budget For

Site development is everything it takes to turn a raw parcel into a buildable lot — and on Lowcountry land, it's often the most under-budgeted part of a build-on-your-lot project.

What's included

Clearing and grading. Trees, stumps, and topsoil come out; the homesite and driveway get shaped and leveled. Tree-protection rules can limit clearing on some parcels.

Driveway and access. From a short apron to a long gravel or paved drive, access cost scales with distance and surface.

Power. If the power company's line stops at the road, extending it to the homesite adds real cost — and the farther the run, the more it adds.

Water and sewer — or well and septic. Municipal service means tap fees and impact fees. No service means a well and an engineered septic system, which first requires a perc test and a drainfield area.

Drainage. Lowcountry lots need swales, grading, and sometimes retention to move stormwater the way the county requires.

Permits and fees. Land-disturbance permits, driveway permits, and county impact fees vary by jurisdiction.

The range

There's no universal number — a lot with utilities at the street in a subdivision might need a fraction of what a wooded acreage parcel with well, septic, and a 400-foot driveway needs. That's why we walk the property and estimate site development as its own line item, before you commit.
