The Custom Home Building Process, Step by Step

A custom home moves through eight phases. Here's what each one is, and what you do during it.

Property & Goals. We walk your land and listen — topography, access, how you live, your budget range and timeline. Your part: be honest about goals and budget.

Planning. We identify what the site needs — clearing, driveway, utilities, septic, drainage — and how zoning and flood requirements shape the project. Your part: ask questions early.

Design. Your home takes shape — from plans you bring, a stock plan we adapt, or fully custom design. Your part: give real feedback on how you'll use each space.

Selections. Finishes, fixtures, and materials are chosen and documented before construction. Your part: decide calmly, not under deadline pressure.

Estimating. A clear, itemized estimate reflects your design and selections. Your part: review it and adjust where it matters to you.

Preconstruction. Permits, scheduling, and site preparation — every trade and milestone planned before work starts. Your part: finalize financing.

Construction. The build, with organized scheduling, proactive communication, and quality checks at each phase. Your part: weekly check-ins and quick answers.

Final Walkthrough. We walk the finished home together, address adjustments, and hand over warranty documentation. Your part: move in.
